For those who do not speak Croatian or have a good knowledge of the local area, arranging tradesmen, connection of services or just getting to know your way around the town can be quite demanding. It may be that you only have one week here, but deliveries are for the week after.

The last thing you want to do when visiting your holiday home is to start cleaning & repairing things straight away.

As the Company Directors are Croatian & English we are able to communicate clearly with you and the local people here. This will help to avoid any language misunderstandings. Plus local knowledge can get things done quicker.

Property Management Services

The Package Deal

This will include a key holding facility and regular three-times-a-month property inspections. A log book is held for each property, so we can submit regular reports via e-mail. Any possible damage will be recorded on a digital camera and images will be emailed to you. The property will be aired and plants watered. Your mailbox will be checked on every inspection and mail can be forwarded to you. Additionally your utility bills such as electricity, water, etc. can be paid through us.

Pick & Choose Options

Furnishing package

You have bought your new apartment or house and now it needs furnishing. Rely on us to have your apartment fully decorated and furnished according to your wishes, so it’s ready for your next visit. If you prefer a local shop like Spiona, Scavolini, Meblo, Linea, Prima or any other, we can drive you there and help you make the purchases. We also have contacts with furniture factories and tradesmen who will make custom made furniture to match each space. We shall organise all the deliveries and oversee the assembly and installation for you.

Cleaning

We shall visit your property after each letting, giving it a full clean, sweep & mop floors, change bedding and towels, replace toilet rolls and towels, etc. Light bulbs will be checked and replaced if necessary. Laundry will be washed, ironed and stored ready for the next changeover. Owners should provide 2+ sets of bedding and towels to allow for any 'accidents' with your guests and same day changeovers.

Spring Clean

This is normally carried out twice a year, at the beginning and end of the summer season, although if owners request it, the spring clean can be done at any time. This is a far more thorough clean than the basic changeover cleaning option. This service will involve a comprehensive clean of the whole property, including checking electrical goods, lights and toilet flush. Lights, fans, windows and curtains will be cleaned, and the outside of the property — terraces, patios etc. will be hosed down. Prices may vary according to the type and location of property.

Call Out Service

Our number will be left with the guests in case of emergency and they will be able to contact us at any time.

Meet & Greet Service

Meet your guests at your property, welcome them and provide keys on arrival.

Welcome Packs

We can arrange for special food/drink packs to be delivered to the property prior to the arrival of your guests. We will also place tourist guides and information in the property for local attractions, bars and restaurants.

Concierge services

Let us help plan and organise your vacation for you and your guests so you can just relax and enjoy your time away. Based on over three years of experience of working in a five star boutique hotel we have created a network of associates which will provide the finest service for you and your guests.

Garden maintenance

From regular watering and maintenance of an established garden to clearing & landscaping a jungle. We can take care of the up keep of your garden, leaving you and your guests to simply enjoy it.

Common area maintenance

If your apartment is in a building we can also be maintaining the common area of the block. We will take care that the staircase and the hallways are clean and all the lights are working and (if you have one) cleaning your swimming pool.

Letting Letting management

If you are renting your property, we are a registered travel agency in The Republic of Croatia and we can legally advertise it on our web sites, as well as other major booking websites and portals. Additionally, we can also be handling marketing of your property, e-mails and questions and keep an availability calendar to handle reservations as well as deal with the guests so that you can enjoy and let your property work for you.
